The npx pod-install command is not necessary for an Expo-managed project as well since Expo handles this. I removed this line. Other than that, I am not referring to either ios or android folders.

A main thing is to download the IPA from Expo Tools, rename it to Exponent.app. and set it in the binaryPath on the ios.sim in package.json.

These steps work for me.
